From October 20025, Awaab's Law mandates that all social housing landlords must take swift, proactive action against damp and mould in their properties.
The law is named after two-year-old Awaab Ishak, who tragically died in 2020 from a respiratory condition caused by prolonged mould exposure. His parents' repeated complaints went unaddressed, and an inquest found the housing provider's failure to act "contributed materially" to his death, sparking widespread outrage and leading to the new legislation.
Under Awaab’s Law, all social housing landlords will be required to:
- Investigate within 10 working days of a reported hazard
- Resolve emergency repairs within 24 hours
- Provide written updates to tenants within 3 working days
- Offer alternative accommodation where needed
